Roof inspection services · Sussex

Understand the flat roof, from its surface to its junctions.

A flat roof is more than the area in the middle. Edges, outlets and the places where it meets walls or rooflights can be just as important to the inspection.

Surface, edge and outlet

The details that shape the inspection.

Roof detailWhat the visible inspection considers
Surface coveringVisible splits, openings, local damage, repairs or changes in condition.
Seams and junctionsThe accessible condition of joins and transitions around different elements.
Upstands and edgesWhere the covering turns up a wall or meets an edge trim, parapet or rooflight.
Outlets and drainageVisible debris, outlet arrangements and evidence of standing water.
Adjoining roofsHow water from a higher or neighbouring roof reaches the inspected area.

Standing water is an observation. The cause needs evidence.

If water is pooling, useful questions include when it was photographed, how long it remains after rain and whether drainage is obstructed. The roof’s arrangement and the condition of the covering need to be considered together.

A photograph of water on the surface does not establish exactly how hidden firrings, insulation or decking were installed. Any conclusion about the concealed build-up needs suitable evidence or further investigation. Avoid deciding on a complete replacement from one image alone.

The deck and insulation may remain concealed.

A surface inspection cannot confirm the full condition of the deck, insulation or supporting timbers. It also cannot verify every layer of an existing system. If those components are central to the concern, a different or additional investigation may be necessary.

Tell us about the roof’s age if known, previous overlays, guarantees and repair records. A description from a seller or installer is useful background, but should be distinguished from something directly observed during the inspection.

Give the inspection a clear purpose.

Before you enquire

Your questions, answered.

Does ponding mean the roof must be replaced?

Not automatically. The extent, duration, drainage arrangement, covering and other evidence matter. Any repair recommendation should explain the reasoning.

Can a drone confirm whether the deck is rotten?

No. Concealed decking cannot be assessed fully from aerial images. If its condition is in question, additional access or investigation must be considered.

Can the report certify how many years the roof has left?

A visual inspection cannot guarantee a fixed remaining lifespan. If an insurer asks for a particular statement, share the requirement before booking so suitability can be assessed.

Will someone walk over the flat roof?

Do not assume that it is safe or included. The inspection method depends on the roof, access and agreed scope; fragile or uncertain surfaces should not be walked on casually.
