Choose the right roof survey

Different reasons.
The right inspection.

The starting point is the decision you need to make. We agree the purpose, roof areas and report requirements before the visit.

01 / Before you buy

Homebuyer roof surveys

Buyers who want clarity before committing.

A roof can be difficult to assess during a property viewing. A focused roof survey helps you understand its visible condition before you purchase, especially where you have concerns about age, past repairs or areas you cannot see from the ground.

  • Review the roof coverings, visible junctions and details within the agreed scope
  • Identify concerns to raise with the seller or your property adviser
  • Discuss repair priorities and whether a separate quotation would help

The findings can support purchase discussions and planning for future work. This is a specialist roof inspection, rather than a whole-property HomeBuyer or structural survey.

Follow-up roof inspections

A building survey has recommended a closer look.

Has your home survey flagged the roof, given a condition rating or recommended advice from a roofing specialist? Send us the relevant pages. We can focus the inspection on those points and help explain what the visible evidence means.

  • Follow up roof concerns raised in a Level 2 or Level 3 property survey
  • Examine the accessible details associated with the reported issue
  • Clarify what needs attention and what may require further investigation

Useful when the original survey was limited by access or when a buyer, seller or solicitor needs a clearer response to a specific roof concern.

03 / Insurance purposes

Roof reports for insurance

Condition records, insurer requests or reported damage.

A roof inspection can provide a dated record of visible condition, supported by photographs and written observations. This can be useful when your insurer asks for more information about the roof or when you need to document a concern.

  • Discuss the insurer’s specific questions before the inspection
  • Record visible defects, wear or damage within the agreed scope
  • Provide findings that can be shared as part of an insurance enquiry

Share the insurer’s report requirements before booking. The insurer decides whether the evidence is suitable and whether a claim is covered; a survey does not guarantee a payout.

04 / An existing problem

Leaks & defect inspections

Water ingress or a roof detail that does not look right.

A stain on a ceiling does not always sit directly beneath the point where water enters. A focused inspection considers the surrounding roof details, including visible coverings, flashings, valleys, rooflights and drainage where relevant.

  • Explain where and when the leak or concern first appeared
  • Review visible defects and areas associated with the symptoms
  • Discuss a suitable repair approach or closer investigation

If the source cannot be established from visible evidence alone, further access or investigation may be needed. Tell us about any previous repair attempts.

05 / Planning ahead

Roof condition & maintenance

Owners and landlords planning the roof’s upkeep.

You do not have to wait for a leak to ask how your roof is looking. A condition survey gives you a clearer overview of visible wear and defects, helping you plan maintenance and decide which questions need attention first.

  • Review the agreed roof areas and visible drainage details
  • Discuss the relative priority of observed concerns
  • Use the findings to brief contractors and plan future work

Useful for a home you already own, a rental property or a roof with an uncertain maintenance history. Repair quotations can be discussed separately if required.

06 / After severe weather

Post-storm roof inspections

New concerns after strong winds or heavy rain.

If you have noticed slipped tiles, debris, a new leak or a change in the roof after bad weather, an inspection can help record the condition and identify visible concerns. Previous photographs and the timing of the problem provide useful context.

  • Inspect relevant accessible areas when conditions are suitable
  • Photograph visible changes, defects and damage
  • Discuss immediate concerns and the appropriate next investigation or repair

The inspection records what can be seen; the timing alone does not establish the cause of every defect. If a report is for an insurer, share their requirements first.

Not sure which fits? Send the property address, a short description of the concern and any existing survey comments. We can help you choose an appropriate scope.

Detail with a purpose

More than a picture.
A clearer understanding.

A photograph can show a defect. The useful part is understanding where it sits, what it may affect and what should happen next.

  • Roof coverings, junctions and visible drainage details
  • Photographs that help explain the findings
  • Practical discussion of repairs or further investigation

An external inspection cannot confirm every concealed layer or structural detail. We explain access and inspection limits as part of the agreed scope.

How it works

From first question
to next step.

  1. Tell us what you need.

Share the address, your reason for the survey and any access details. If a buyer’s survey or insurer has raised a question, let us know.

  2. Agree the inspection.

We discuss the scope, access, price and reporting arrangements before booking. Drone use depends on the property, weather and flight conditions.

  3. Make a clearer decision.

Use the findings and photographs to understand the roof, discuss any further investigation and plan appropriate next steps.

In pictures

The detail is in the view.

Roof photography and drone imagery help explain areas that can be difficult to see from ground level.

Making the findings useful

What should you
get from your survey?

The report should help you understand the roof and decide what to do next. We agree the level of detail and any specific reporting requirements before booking.

  • A clear condition overviewA written explanation of the visible findings within the agreed inspection area.
  • Photographs with a purposeImages that help locate and explain the roof details being discussed.
  • Practical next stepsPoints to address, questions to follow up and areas that may need closer investigation.
  • Scope and access explainedClarity about what was inspected and any parts that remained concealed or inaccessible.

Need repair costs as well? Ask when booking so any estimates or quotations can be agreed separately.

A few useful answers

Before you
book.

My building survey says “seek a roofing specialist”. Can you help?

Yes. Send the relevant roof comments and any photographs from the survey. We can discuss a focused inspection that follows up those points, including what can be checked and what may need further access.

Is a homebuyer roof survey the same as a full property survey?

No. Our roof inspection focuses on the agreed roof areas. It does not replace a whole-building survey or a structural engineer’s assessment where one is needed.

Can I use the report for my insurer?

Tell us what your insurer requires before booking, including the report format and any specified qualifications. We can discuss whether the proposed inspection addresses that request.

Can drone photographs answer every roof question?

Drone imagery can show visible coverings and details at height. It cannot reveal every concealed layer, fixing or timber. Its suitability also depends on the property, access, weather and flight conditions.

Will the survey include a repair quotation?

If you need costs as well as a condition report, ask when you enquire. We can discuss estimates or quotations and make clear what is included before you book.

How much does a roof survey cost?

The price depends on the property, inspection scope, access and report requirements. Send the address and the reason for the survey so we can confirm a suitable quotation.
