The drone inspection of the flat roof at 33 Ham Road, Worthing, was conducted on Thursday 23rd October 2025. The overall condition of the roof surface was observed to be good, with no immediate signs of significant damage or deterioration. The roofing membrane appeared intact, with no visible punctures or areas of widespread wear.
Surrounding lead flashings and drip trims were also inspected via drone and found to be in satisfactory condition. These elements are essential for preventing water ingress and appear to be well-maintained with no signs of corrosion, detachment, or other compromise.
However, it was noted that there appears to have been an issue with the roof’s fall during the initial installation. Specifically, the firing pieces used to achieve the correct slope were not installed correctly, resulting in an inadequate fall across the roof surface.
This incorrect installation has led to a pooling of water at the very rear of the flat roof. Although this pooling is currently limited in extent, it poses a risk over time, as standing water can accelerate the degradation of the roofing materials, potentially leading to leaks or structural damage.
At present, the roof does not require replacement, as the issues identified are manageable and there is no evidence of immediate failure. However, rectifying the fall is necessary to prevent long-term damage and enhance the roof’s durability.
The recommended approach to resolve the fall issue involves stripping the existing roof covering and installing new 18mm OSB boards with correctly fitted firing pieces to the joists. Following this, a new three-layer felt system should be applied to provide a watertight and robust protective cover.
